Geography

North to south

Every project in the market, laid out in geographic order along its axis — each column is one submarket, the same ones the map above filters by. Within a column, projects are grouped by the master plan they sit in; a standalone building stands on its own. Each tag is a brand — click one to open its record.

#
Project
Brand The name licensed to this project and carried on the building. A brand is not a company: it holds no title, builds nothing and runs nothing.
Master plan The larger planned community, resort or named development this project sits inside. A standalone building sits in none.
Submarket The named area within the market — a neighbourhood, resort strip or coastal stretch.
Stage Where construction stands: Operating, Under construction, Planned — or Mixed, where the buildings of one scheme stand at different points.
Behind the brand The company that runs properties under this project’s brand and sets the standards carried under it. It need not own the name — who owns it is the brand licensor.
Residences How many separately titled homes this project sells, counting every kind it sells. Where it sells more than one kind, each is named and its own count given.
Price The published asking range or entry price.
Developer The party that promotes the project and carries it through to delivery. May also hold title to part of it — being one does not make it the other.
Best source The strongest kind of source behind this record: Direct sources — the brand’s or developer’s own page; Reported — press and trackers. It is a floor and not a ceiling, so a record with direct sources may still hold fields that rest on less — each carries its own Confidence.
What each column means
#
The project's number on the map above.
Project
The name the residences are sold under.

The larger planned community, resort or named development this project sits inside. A standalone building sits in none.

The party that promotes the project and carries it through to delivery. May also hold title to part of it — being one does not make it the other.
Best source
The strongest kind of source behind this record: Direct sources — the brand’s or developer’s own page; Reported — press and trackers. It is a floor and not a ceiling, so a record with direct sources may still hold fields that rest on less — each carries its own Confidence.

A dash means no sourced value is held for that project — a statement about this record, never about the developer. Full glossary →

Records

Where to check the public record

The registries that hold the ownership, permit and title record for projects in this market. Each portal opens at its own search page — these are starting points for your own search, not a per-project lookup. The badge states how retrievable each one actually is: Auto publicly searchable · Pointer public but manual, paid or patchy · Restricted certificate only.

SEMARNAT-MIA Auto open portal ↗
Environmental Impact Authorization
The federal environmental permit. It names the company promoting the project, its consultants, the coordinates and the built footprint — the most systematic public record of who is actually building.
How to search: Filter to the Pacific Riviera area, then browse by year and search the master-plan or project name.
BMV / CNBV Auto open portal ↗
Mexican Stock Exchange & regulator filings
For listed owners, audited annual reports and prospectuses disclosing assets, ownership and control. Rich, but only for the listed subset.
How to search: Search by issuer ticker — listed platforms carry their ticker in the Owners register above.
DOF Auto open portal ↗
Diario Oficial de la Federación
Concession grants, expropriations and some corporate acts, in full text.
How to search: Full-text search by company or master-plan name; useful as a cross-check on concessions.
RPC / SIGER Pointer open portal ↗
Public Registry of Commerce (Secretaría de Economía)
Federal company registry: a developer company's incorporation, shareholders and legal powers.
How to search: Search by company name. A full extract usually needs the company’s own registry number, which you do not have up front, so this will not turn a name into an owner on its own.
ZOFEMAT Pointer open portal ↗
Federal Maritime-Terrestrial Zone concession
Who holds the rights to the beach frontage in front of a project — federal concession, not freehold.
How to search: The register of beach concessions for the state the Pacific Riviera area sits in. Legally public, but the titles are patchy scans and some state registries are still re-issuing them.
RPP Restricted
Public Property & Commerce Registry (state)
State land-title registry: the legal owner, liens and transaction history of a parcel. Each state runs its own registry and its own portal; there is no national search.
How to search: Find the registry for the state this market sits in. The certificate is paid for per request and keyed on a property file number you do not hold up front, and the deed itself is available only to the owner. It will not turn a name into an owner.
