Pendry Residences Mexico City

Under construction

The residences

The name licensed to this project and carried on the building. A brand is not a company: it holds no title, builds nothing and runs nothing.
Pendry
The business the brand comes from — hotel, fashion, design, automotive, restaurant, club, or a developer’s own name.
Hotel
How many separately titled homes this project sells, counting every kind it sells. Where it sells more than one kind, each is named and its own count given.
20
The kinds of home offered — villas, condos, penthouses, lots — and how they break down. Not how many, and not what interest is sold.
20 one- to three-bedroom apartments
Whether a hotel shares the site, the building is mixed-use, or it is residences only.
Inside a mixed-use building
The published asking range or entry price.
USD from ~1.4M
When the project was first made public.
3 Jun 2024
When its residences were first released for sale.
Jan 2026
When ground was broken on the site.
2024
Every handover date the project has been given, oldest first.
20262027
When the residences were handed over to buyers.
The brand's own residences page carries no completion date and the most recent opened report gives a 2027 opening; no opened page states any handover.

Not recorded is a statement about this register: no sourced value is held for these. It is never a claim that anyone withheld them.

Who is behind it

The company that runs properties under this project’s brand and sets the standards carried under it. It need not own the name — who owns it is the brand licensor.
Montage International
The party that promotes the project and carries it through to delivery. May also hold title to part of it — being one does not make it the other.
Grupo TGT · Grupo MRP · Central de Arquitecturathe joint venture named in the announcement release
The practice or individual who designed the building.
Central de Arquitectura · IZ Arquitectos
The practice or individual who designed the interiors.
AVROKO
The party the brand name was licensed to for this project. A contract for a name — it carries no title and no duty to run the property.

These city projects carry coordinates derived from street geometry rather than from a mapped building.

  • Street-corner and street-segment coordinatesAll three sites are under construction and none is mapped as a building in OpenStreetMap. Park Hyatt takes the Andrés Bello and Campos Elíseos corner against its stated address of Andrés Bello 192; Armani takes the Masaryk and Molière corner, the only location its developer publishes; Pendry takes the Calle Durango segment at Salamanca against its stated address of Durango 259. Each is a corner or block rather than a parcel.source ↗

Desarrolladora RONOR is recorded as the owner of Pendry Residences on the strength of being named the brand licensee — does it hold the asset?

  • Named as the licensee on the brand’s own pagePendry’s residences page names Desarrolladora RONOR, S.A. de C.V. as the Mexican company the brand is licensed to. It does not state who holds the land or the building.source ↗
  • Holding the licence is not holding the assetThis register has no field for the company a brand is licensed to, so the credit sits under owner. The two are different relationships, and this record establishes only the first.

ResolvedSettled: this register records a brand licensee as its own credit, and Desarrolladora RONOR, S.A. de C.V. is recorded under it rather than as the owner. Being named the licensee on the brand’s own page is what the source establishes; no opened source states who holds the land or the building, so owner is not recorded on this project. The Grupo TGT, Grupo MRP and Central de Arquitectura joint venture remains the developer.
