The residences

The name licensed to this project and carried on the building. A brand is not a company: it holds no title, builds nothing and runs nothing.
Armani
The business the brand comes from — hotel, fashion, design, automotive, restaurant, club, or a developer’s own name.
Fashion / Design
How many separately titled homes this project sells, counting every kind it sells. Where it sells more than one kind, each is named and its own count given.
57

An 18 April 2025 report states the project was not yet in public sale, with enquiries already arriving. The developer's own project page says pre-sales are under way but gives no start date, so no opened page states when sales opened.

Who is behind it

The company that runs properties under this project’s brand and sets the standards carried under it. It need not own the name — who owns it is the brand licensor.

How this project is structuredMiRA is developing 57 residences across three four-storey buildings spanning 5,800 sqm at the corner of Masaryk and Molière in Polanco, with architecture by Sordo Madaleno and interiors by Armani/Casa. The project carries an investment of more than $100 million, reported separately as 1,800 million pesos, and was 30% built with excavation and foundations complete in March 2026 for completion in August 2027. Two floors of ground-level retail are planned, with the Giorgio Armani boutique taking the Masaryk corner.

Points this record cannot yet settle, with the sources on each side. Both readings are published rather than one being chosen quietly. 1 question has since been settled; each is listed with its ruling.

These city projects carry coordinates derived from street geometry rather than from a mapped building.

  • Street-corner and street-segment coordinatesAll three sites are under construction and none is mapped as a building in OpenStreetMap. Park Hyatt takes the Andrés Bello and Campos Elíseos corner against its stated address of Andrés Bello 192; Armani takes the Masaryk and Molière corner, the only location its developer publishes; Pendry takes the Calle Durango segment at Salamanca against its stated address of Durango 259. Each is a corner or block rather than a parcel.source ↗

Whether SOMA and Sordo Madaleno are one company, given that both appear on the same project in different roles.

  • One group under two namesThe developer's own 2021 announcement of Park Hyatt Mexico City is published on soma.group and describes the project as by Sordo Madaleno Arquitectos; the residences' own site names SOMA as the Developer and Sordo Madaleno Arquitectos as the architect on the same building.source ↗
  • Two companies with distinct rolesThe residences' site sets them out separately: SOMA is the entity responsible for marketing and sale and the holder of Hyatt's right to sell, while Sordo Madaleno Arquitectos is described as a Mexico City architecture firm with 85 years of design experience. Sordo Madaleno is the architect of Armani Residences Masaryk, where SOMA has no role.source ↗

Whether the Armani/Casa recorded as this project's interior designer is also the company that licenses the Armani name the residences carry.

  • One firm under two namesThe project's own site credits the interiors to the Armani/Casa Interior Design Studio under the artistic direction of Giorgio Armani, and the residences are sold under the Armani name.source ↗
  • A credit is not a licenceArmani/Casa is recorded as the Armani Group's furnishings line and is credited on this project for the interiors alone. The release announcing the residences names no company as holder of the residential brand licence.source ↗

ResolvedSettled: the credit is interiors, not a licence. The project's own site credits the interiors to the Armani/Casa Interior Design Studio under the artistic direction of Giorgio Armani and describes Armani/Casa as a world leader in the luxury furnishings sector; neither it nor the release announcing the residences names any company as holder of the brand licence. Armani/Casa is recorded on this project as the interior designer alone, and the company behind the brand carried by the residences is not named on the pages read.
