How this project is structuredThe residences sit in the third phase of Via Mizner, a downtown Boca Raton development whose first phase is a rental apartment tower and whose second is a 164-room Mandarin Oriental hotel reached from the residences by a sky bridge. Penn-Florida Companies is the developer, and Palm Beach County records the condominium parcel at 105 East Camino Real under Via Mizner Owner III LLC. Lenders filed a $417.7 million foreclosure action against that entity in July 2026 and a separate Penn-Florida affiliate holding the hotel filed for Chapter 11 protection in December 2025. The construction manager states in a July 2026 complaint that it stopped providing labour, services and materials at the site before 6 May 2026; thirteen buyers have sued over the delays, and a Palm Beach County judge ruled for one couple seeking the return of a $1.98 million deposit.
