What ATLAS records

For each branded-residence project ATLAS records the brand and operator — and the layer the brand lists leave out: the owner, developer, financier and land platform — with the sources and official records where each can be checked. Coverage is currently 69 projects across 5 corridors, extended corridor by corridor.

Two independent axes

Every project is tagged on two axes that are never conflated:

Stage — physical construction: Operating, Under construction, Planned. Drives pin colour.
Evidence — how the record is sourced: Official (the brand's or developer's own record) or Reported (trackers and trade press, being confirmed). Drives the open-ring pin. An Official tag always has at least one official source behind it.

Per-field provenance

Owner, units and price each carry their own confidence, so a single strong record is not implied by one confirmed field:

Official — stated on a primary source (brand or developer).
Trade-press — from trade press or specialist trackers.
Inferred — approximate or not yet confirmed. Rendered with a reported/unverified mark until upgraded.

A field with no value is never guessed. It is shown as Not recorded — a statement about this atlas, not about the project: we hold no sourced value for it, and the party may well have published it.

Official records & what is retrievable

Each corridor page carries a records index — the registries that hold the permit, corporate and title record for projects in that corridor, resolved from its state. The index is stated once at corridor level rather than repeated per project: these portals are archive-style search pages, so what can honestly be published is where to look and how retrievable each registry actually is, not a one-click lookup per building.

ZOFEMAT	Pointer	Who holds the federal beach frontage in front of a project.	Legally a public padrón; titles are patchy/PDF and some registries are re-regularising. Link the portal, do not promise the record.
RPC / SIGER	Pointer	Developer company: incorporation, shareholders, powers.	Searchable but typically needs the folio mercantil; not a clean name→owner lookup.
RPP (state)	Restricted	Legal owner, liens, transaction history of a parcel.	Not freely public. Deed is owner-only; the rest is pay-per-certificate keyed on a folio you do not hold up front. Represented as restricted, never as a one-click title check.

Auto: publicly searchable. Pointer: public but manual, paid or patchy — the portal is linked, not the record. Restricted: certificate-only; deed-level title is not publicly retrievable in most Mexican states.

How data is compiled

Sweep the corridor for every branded-residence project, including announced and planned, from operator releases, trade press and the incumbent trackers.
Research the control layer per project — owner, developer, master plan, financier — primary sources first, trade press second.
Geocode each project to its actual resort site; coordinates are validated against the corridor bounding box at build.
Write control notes facts-only; populate the owners ledger, marking multi-asset platforms; resolve the corridor's records index from its state.

Imagery & corrections

The visual identity is cartography, typography and data graphics; no resort photography is lifted from brand sites or listings. Data is compiled from public sources and evidence-tagged. Corrections are welcome via the contact channel.
