Open questions on this market

Where two sources disagree, or where one name might be two different parties, both readings are recorded rather than one being picked quietly. 6 open questions, 1 settled. Two spellings are kept as two records until a source shows they are one: merging them wrongly is far harder to notice afterwards than leaving a duplicate in place.

  1. ScopeOpen

Do the Cuatro Cuatros residences on the Ensenada coast belong in this market?

Set aside — no brand relationship established
The 800-hectare estate at Km 89 of the free Tijuana-Ensenada road sells residential land from $300/m2, townhouses and 11 apartments under its own ranch name. No hotel, lifestyle or club brand is licensed to the residences, and no owning or developing company is named on its own material.

A developer's own residential line is in scope elsewhere in this register
The residences sell under the same name as the estate's own hotel and winery, and the residence groups are credited to Gabriela Carrillo and Mauricio Rocha's workshop and to Macías Peredo. El Careyes Club & Residences is recorded in the Pacific Riviera market on the same limb of the inclusion rule.
  2. ScopeOpen

Is this market just the Valle de Guadalupe, or the wider Ensenada area including its coast?

The valley is what the record holds
The recorded projects sit in the Valle de Guadalupe, so the market has one sub-market and no transect.
    The market is the municipality
The valley lies inside Ensenada municipality roughly 30 minutes from the city, and the only candidate found on the Ensenada coast — Cuatro Cuatros — is at El Sauzal. It is scoped and named for the market rather than the valley so that a coastal record can join it without changing the published slug.
  3. Location unconfirmedOpen

Where exactly in the valley do the Chablé and Montage projects sit?

Montage is pinned to the estate its source names
The announcement places the resort and residences "within the iconic Bruma Wine Estate". Bruma's own contact page gives the address as Carretera Tecate–Ensenada Km 75 and links a map of the estate at 32.1285, -116.5290, which is the recorded coordinate. It is the estate, not the residence parcel: Bruma is a multi-venue wine estate and no source places the Hillside Residences, Vineyard Villas or Private Wine Estates within it.

Chablé is pinned to one of the three villages it names
The residences' own site states only that the project is "located between San Antonio de las Minas, El Porvenir, and Francisco Zarco" — a span of roughly 15km with no address, parcel or coordinate published. It is recorded at the OpenStreetMap village node for El Porvenir, the middle of the three by latitude and the one consistent with the FAQ's "approximately 19 km from the ocean" (El Porvenir is 17.8km from the coastline, against 23.3km for Francisco Zarco and 9.4km for San Antonio de las Minas). The coordinate is district-level and the project may sit at either of the other two.

  4. Source not openedOpen

Is the Chablé Valle de Guadalupe hotel still planned, or already building?

    Recorded as planned
No opened source states that vertical construction is underway, and this register records under-construction only where a source confirms it.
The published opening is months away
Chablé's announcement states the 70-key hotel is slated to open in late 2026, and the residences' own FAQ gives delivery of 12–18 months for three-bedroom homes and 18–24 months for four-bedroom homes.

  5. Thin recordOpen

How many Montage Residences are planned at Valle de Guadalupe?

    Not recorded
The announcement gives 62 guestrooms and 'a limited collection of Montage Residences' across Hillside Residences, Vineyard Villas and Private Wine Estates, with no count and no price.
    prweb.com ↗
  6. Source not openedOpen

Three candidates surfaced and were not opened, so none is recorded and none carries a source.

THE WAVVE Ocean Residences, Playas de Tijuana
Two 150-unit towers, developer Estrategia Urbana, apparently unbranded. Tijuana was swept and nothing recordable was confirmed there.
    The Rosarito coastal condo stock
Rosarito Beach Condo Hotel, Catalina Oceanfront, Palacio del Mar and Las Olas Grand, all apparently unbranded. None was opened, so whether any carries a licensed brand is not established.
    Encuentro Guadalupe
Surfaced in search in the valley and not opened. Whether it sells residences, and under what brand relationship, is unestablished.
  7. Name clashResolved

Are Cuaik CDS and CUAIK SDS the same architecture and interior design firm?

    Also bears on
    Cuaik CDS
Chablé's own announcement names the firm for these residences as 'renowned Mexican architect and interior designer Cuaik CDS'. The studio's own site is styled 'Cuaik | CDS'.
    vkpr.com ↗
    CUAIK SDS
The Chablé Costalegre record here carries CUAIK SDS as architect and interior designer, and trade coverage of that project uses the same spelling. Both spellings circulate for what appears to be one studio working across the same brand's residential line.
Not established on an opened page
The studio's own site returned HTTP 503 when it was opened, so its self-description was not retrieved and neither spelling is confirmed by the firm itself.

Resolved: The three spellings are one studio. Its own site carries Cuaik | CDS and records that Santiago Cuaik founded CUAIK Arquitectos in Mexico City in 2010 and Cuaik | CDS in 2012; no opened page presents them as two practices, and CUAIK SDS appears only inside one release. The register holds one record under the current name, with the other spellings as aliases.
