Operating

The residences

The name licensed to this project and carried on the building. A brand is not a company: it holds no title, builds nothing and runs nothing.
The Ritz-Carlton
The business the brand comes from — hotel, fashion, design, automotive, restaurant, club, or a developer’s own name.
Hotel
How many separately titled homes this project sells, counting every kind it sells. Where it sells more than one kind, each is named and its own count given.
242
The kinds of home offered — villas, condos, penthouses, lots — and how they break down. Not how many, and not what interest is sold.
Two- to six-bedroom residences across a Signature Collection, Resort Residences, Tower Suite and Penthouse
The interest a buyer takes: whole ownership, a share of one residence, or a right to use it.
Whole ownership
Whether a hotel shares the site, the building is mixed-use, or it is residences only.
Residences only, no hotel
When the residences were handed over to buyers.
2008

Not recorded is a statement about this register: no sourced value is held for these. It is never a claim that anyone withheld them.

Who is behind it

The company that runs properties under this project’s brand and sets the standards carried under it. It need not own the name — who owns it is the brand licensor.
Marriott International
A party that still holds title to a named part of this scheme — a retained podium, a co-located hotel. Most branded residences have none: the homes belong to the people who bought them.
nonePalm Beach County parcel records for 2700 North Ocean Drive record one titleholder per unit, so no single company holds the building; the parcel records give a year built of 2008.
The party that promotes the project and carries it through to delivery. May also hold title to part of it — being one does not make it the other.
Lionheart CapitalConverted the towers to the branded residences
The party the brand name was licensed to for this project. A contract for a name — it carries no title and no duty to run the property.

How this project is structuredThe Ritz-Carlton Residences, Singer Island, Palm Beach are not owned, developed or sold by The Ritz-Carlton Hotel Company, L.L.C.; 2700 North Ocean L.L.C. uses the Ritz-Carlton brand under a licence from that company. Lionheart Capital acquired 146 unsold units in the 242-unit complex at 2700 North Ocean Drive and rebranded it, and Ritz-Carlton signed a 30-year management contract. Palm Beach County parcel records carry a separate titleholder for each unit under the legal description 2700 NORTH OCEAN CONDO.
