One Hyde Park: The Residences at Mandarin Oriental, London
The residences
- The name licensed to this project and carried on the building. A brand is not a company: it holds no title, builds nothing and runs nothing.
- Mandarin Oriental
- The business the brand comes from — hotel, fashion, design, automotive, restaurant, club, or a developer’s own name.
- Hotel
- How many separately titled homes this project sells, counting every kind it sells. Where it sells more than one kind, each is named and its own count given.
- 86
- The kinds of home offered — villas, condos, penthouses, lots — and how they break down. Not how many, and not what interest is sold.
- Lateral apartments and duplexes across four pavilions, including four penthouses
- The interest a buyer takes: whole ownership, a share of one residence, or a right to use it.
- Whole ownership
- Whether a hotel shares the site, the building is mixed-use, or it is residences only.
- Inside a mixed-use building
- When the project was first made public.
- The building record dates the grant of planning consent to February 2006 and the demolition of Bowater House to June 2006. No opened page names a date on which the scheme was first made public.
- When its residences were first released for sale.
- No opened page names the date the residences were first released for sale. The building record dates the official launch of the completed scheme to January 2011, which is after the sales began.
- When ground was broken on the site.
- Jan 2007
- When the residences were handed over to buyers.
- Opened pages date the building's completion to December 2010 and its official launch to January 2011. Neither states when residences were handed to buyers, and building completion and buyer completion are separate acts in this market.

How this project is structuredOne Hyde Park was developed by Project Grande (Guernsey) Limited, a joint venture consortium of the Guernsey development company CPC Group and Waterknights. Rogers Stirk Harbour + Partners designed the four pavilions and Candy & Candy were the development managers and interior designers. The apartments were sold on 999-year leases and the residences are run under the Mandarin Oriental brand, which is a services relationship rather than ownership by that company. Many of the 86 apartments are held by corporations registered in jurisdictions with limited transparency over corporate control, and roughly a quarter by named individuals.
